The beautiful and bucolic gated community that is Broadmoor-Saddlehill is on the eastern edge of the City of Orange, and was developed in the 1970s. It is part of the larger community known as Orange Park Acres in the city of Orange, California. It is bordered on the south by Chapman Avenue and on the north by Santiago Canyon Road, and surrounded by rolling hills.
 
There are 202 single-family homes in Broadmoor and 35 homes in Saddlehill. Four models of homes were built in Broadmoor. Saddlehill has custom homes. 
  
 
The community is located on the northwest corner of Chapman Avenue and Newport Avenue. Lush landscape, hundreds of trees and two lakes provide a peaceful and pastoral setting. Four tennis courts, a pickle ball court, a horse stable and arena, pedestrian and horse trails, a swimming pool, children’s playground, half-court basketball area, a picnic/BBQ area and expansive wide open spaces are some of the amenities that make Broadmoor and Saddlehill a very desirable place to live.

Next door to the development is Santiago Canyon College offering undergraduate and adult classes. Very near is Irvine Regional Park. Across Chapman Avenue is a neighborhood shopping center with a small independent grocery store, pizza, fish, Mexican and Italian restaurants, coffee shops, a spa, and a variety of small shops. The community is seven miles from the Marketplace Shopping Center in Tustin/Irvine, and about five miles from the quaint shops and restaurants on “The Circle” in the City of Orange.

Each homeowner pays a monthly fee to the Association to help maintain the common property and preserve the value of the homes. The Association has five-elected Directors, and a property management company that provides the account manager who works directly with the homeowners, Board of Directors, and vendors. Committees, made up of volunteers from the community, work in tandem with the Board of Directors to oversee the common area. Homeowners abide by a set of rules defined in the covenants, conditions and restrictions (CC&Rs). A Master Plan, written and developed in 2016, is a guiding document to help shape the community for years to come.
