            The Broadmoor Park Architectural Committee and the Board of Directors in an effort to simplify making architectural requests and to clarify and update procedures and requirements has developed new forms. We hope that these changes will facilitate the request process for homeowners. The forms are available from Cardinal Property Management (714-779-1300) or by downloading them from this web site.

              The Exterior Paint Request Form and Guidelines and Requirements is followed by the new paint palette, a list of the 24 color schemes. So that homeowners can view the colors, Color Boards and the Color Books will be available. See the “Exterior Paint Request Form” for details.

              If homeowners have questions related to completing the forms and understanding the guidelines or if they need additional information, please feel free to contact Cardinal Properties Management or the Architectural Committee via Cardinal for assistance. The Architectural Committee will be happy to work with you to solve problems that you many have in meeting the guidelines or requirements.

              Please understand that the Architectural Committee is composed of Broadmoor neighbors who have accepted the responsibility of maintaining the character of the community and of protecting homeowners’ investments. The committee monitors the CC&Rs, researches new materials when requested, makes decisions that will sustain the value of the homes within the community, and strives to maintain the rural environment and the compatibility of architectural changes with the architectural design of the community.

General Directions for Submitting Architectural Requests

 1.       Each forms includes a request form to be completed by the homeowner and a set of guidelines and requirements. Read the guidelines and requirements carefully.

2.       Then complete the appropriate request form(s) and supply the necessary information. An incomplete request form or missing information will result in automatic denial.

3.       Send or deliver the completed form along with the requested information—brochures, samples, plans, etc.—to Cardinal Properties Management, 1290 N. Hancock, # 103, Anaheim , CA 92807 .

4.       Cardinal will send a card or letter acknowledging receipt of your request and forward the request to the Architectural Committee.

5.       The Architectural Committee meets the third Thursday of the month. The committee has 30 days to respond. Please read the directions carefully and supply all the information and all the requested material so that your architectural request is not delayed. The submission date is considered the date that Cardinal Property Management receives the completed form and all the necessary requested information.

6.       No improvements, construction, or changes may be started before homeowners have received approval in writing. (See Article VII, Section 2 and 3 in the CC&Rs.) Failure to obtain the necessary written approval may constitute a violation and may require modifications or removal at homeowner’s expense. Work done prior to approval is subject to a fine.
